If you're buying or selling a home, a home inspection is a great investment. At Legacy Home Inspections Inc. we take pride in providing the best home inspection available. Our combination of experience and training are second to none, and we make a point of staying current with trends in our profession and home construction.
The pre-purchase home inspection is just one of the services we offer.
We also perform inspections for sellers before the home goes on the market. This kind of inspection can make the selling process faster and smoother for all parties. Most homes will be inspected when they are purchased so why not find out about any concerns your home may have before it is listed and under contract. This way if there are defects found they can be taken care of on your terms which will save you money. There will also be confidence knowing that there will not be any surprises when the new buyers come along.
Phase construction inspections are a very valuable service when you are having a new home built. We will evaluate the foundation after it is installed to verify that is was properly constructed. After the framing is completed and the plumbing, electrical and heating systems are installed we will do what is called a "pre drywall" inspection. This way we can evaluate the general structure of the home with all of the systems that are inside the walls before the drywall and insulation are installed.
Radon testing is also and important item to consider with your inspection. Exposure to high levels of radon over an extended period of time has been shown to cause lung cancer. We conduct our tests according to the standards and protocols set forth by the Environmental Protection Agency (EPA). For additional information about radon see http://www.epa.gov/radon. The test should be placed in the lowest living level of the home for a minimum of 48 hours. There should be "closed house conditions" during the test which means all doors and windows should be kept closed for 12 hours prior to the test and for the entire time the test is conducted. Normal entrance and exit is allowed. Whole house fans and swamp coolers should not be used while the test is conducted but central air conditioners and furnaces are allowed.
